There are 2 main types of building regulations application:
This form of application can be used for any proposed type or size of work. Together with your completed application form you will need to submit two copies of all plans and the appropriate plan fee.
A plan fee is payable when the application is submitted. A further fee (the inspection fee), is generally payable when work starts. However in some cases the inspection fee is payable when the application is submitted. Phone us if you need advice.
Four copies of plans are required for schemes where fire safety legislation is involved. For example offices, shops, hotels and factories.
A formal decision will be given within 5 weeks from the date of deposit, although this can be extended to 2 calendar months by agreement. Please note, as set out in our Service Promise, it is normal for us to deal with an application within this time scale.
If additional information is required we will send you (or your agent) an amendment letter setting out what information we need. Otherwise the application will be approved. It is also possible for the application to receive a conditional approval or a staged approval in appropriate circumstances.
This is an alternative method of application which does not require detailed plans. A building notice is best suited to minor residential work such as home alterations and small extensions and cannot be used for work involving offices, shops or any other commercial building.

Because there is no formal approval of a building notice application, you will need to maintain close contact with us to make sure the work on site complies with the building regulations.
(Note: If your work involves the installation of new windows, doors and rooflights, or the regularisation of unauthorized building work carried out since November 1985, you must follow a different application procedure).
