Demolition of existing 28 bedroom guest house and managers flat. Outline planning permisson for upto 23 units, (means of access only) with lower ground floor parking for 26 cars and 23 bicycles.

The recommendation to Delegate to the Planning Manager for Approval was put and lost with 3 votes for, 5 votes against and 1 abstention.

 

The reason for voting against the recommendation was that, by majority, the Committee considered the application was not in accordance with Core Policy 4 in that the site was considered to be located in an existing suburban area suitable for family houses that are designed to enhance the distinctive urban character and identity of the area.  It was considered that the site would be more suitable for redevelopment of family housing of up to 3 storeys, potentially town houses.
