What We Do

Our main function is to ensure building work complies with the building regulations.

The building regulations are designed to ensure:

• Health and safety of people in and around buildings
• Conservation of fuel and power
• Access to and use of buildings

The regulations are written in broad functional terms to allow design flexibility. However guidance on how to comply with the regulations is given in the Building Regulations 'Approved Documents'. The approved documents are:

A  Structure
B  Fire safety
C  Site preparation and resistance to contaminants and moisture
D  Toxic substances
E  Resistance to the passage of sound
F  Ventilation
G  Hygiene
H  Drainage and waste disposal
J  Heat producing appliances
K  Protection from falling, collision and impact
L1  Conservation of fuel and power in dwellings
L2  Conservation of fuel and power in buildings other than dwellings
M  Access to and use of building
N  Glazing – safety in relation to impact, opening and cleaning
P  Electrical safety

It is not essential to follow the advice given in the approved documents if an alternative way can be found to comply with the building regulations.

We also deal with other building related issues including:

• Hoarding and scaffolding licenses
• Demolition notices
• Dangerous structures
• Access for  people with disabilities
