Do I have to apply for permission to demolish a building?
Yes. Under sections 80 & 81 of the Building Act 1984 anyone wanting to demolish a building exceeding 50 cubic metres (1750 cubic feet), roughly the size of a single garage, will need permission from the Local Authority before starting demolition work. How much notice do I need to give before I start building demolition work?
You should notify Building Control at least 6 weeks before demolition work begins.
Is there any other legislation that applies to building demolition work?
Yes. Under the Town and Country Planning Act 1990 persons wishing to demolish residential buildings, listed or commercial buildings in conservation areas must apply to the local planning authority for permission. Other health and safety legislation such as the CDM Regulations will also apply.
Other than the council, who else should I be informing about my intended building demolition work?
When demolishing a building you must advise adjacent occupiers and utility undertakers such as gas, electric and water suppliers. In some instances, where work is likely to last longer than 30 days (or 500 person days), you must notify the Health and Safety Executive. Building Control will also notify other public bodies of the proposed demolition.

What happens after I have given notice for my building demolition work?
You must not start work until you have received your demolition notice from Building Control. Once you have received your demolition notice and work has commenced a Building Control Surveyor will visit site to ensure that you are taking all the necessary precautions to safeguard the public and to avoid damage to adjacent or connected buildings.
What happens if I don't notify the council of my intended building demolition work?
If you do not notify the council that you intend to demolish a building requiring a demolition notice you may be liable to a fine of £2,500.
What sort of precautions will I be expected to make for my building demolition work?
When we send you your demolition notice it will include a statutory list of safety precautions, These include:
a) Shoring of adjacent buildings, if necessary;
b) Weather proofing any surface to the adjoining building which will be left exposed by the demolition work;
c) Removing rubbish/debris from site and controlling the burning of material on site;
d) Disconnection of electricity, gas and water supplies as well as capping off drainage in and around the building(s);
e) Any other measures required to safeguard the public.
