When required

All applications where there is potential for a material impact upon the current levels of sunlight / daylight enjoyed by occupants of adjoining properties, gardens, waterway and moored boats or amenity space. Consider also where the application site itself is subject to impact from adjoining buildings or features, or where one part of the development is affected by another part of the same development, including open space.

Development adjacent to waterspaces can also cause overshadowing that affects biodiversity of the waterspace and navigation corridor. Mitigation may be required in the form of improved biodiversity habitats, such as floating eco-systems. Furthermore, overshadowing can affect visitor or residential moorings by reducing daylight and residents’ amenity. It may also limit solar panel efficiency, increasing reliance on boat engines for power, which causes noise and odour for nearby properties. If design changes cannot reduce overshadowing, providing electricity bollards can encourage cleaner power use.
