Prior approval applications

For certain types of permitted development there is the need to submit an application to the planning team for its 'Prior Approval; or to determine if its 'Prior Approval' will be required. This allows us to consider the proposals and their likely impacts on the surrouding area. One of the most common types of development which requires a prior approval application is a single storey larger home extension. 

For example, if you want to construct a single-storey rear extension behind the original rear wall of your house, the extension must comply with the following limitations, and a prior approval application would need to be submitted to the planning team: 

  • for terraced or semi-detached houses between 3m and 6m deep or
  • for a detached house between 4m and 8m deep
  • not exceed 4m in height.

Work must not commence on the development until the planning team has issued its determination. This decision is usually issued within an 8 week period from when the application is received, but this can vary depending on the type of proposal and may be extended if all parties are in agreement.
